Suggesting a reasonable list price. An agent will help you pick a list price that will tempt an interested buyer to make an offer. A prudent buyer who has seen many properties will be able to spot an overpriced listing, and may walk away from it. Alternatively, a home that is sold within a few hours of listing may indicate a very low list price.  


Comparable Market Analysis. Your agent will research the sale prices of similar homes that have sold, the prices of homes that are currently on the market, and the prices of homes that were on the market for sale and did not sell. Those prices will help determine the selling range of your home.


An effective marketing plan. An agent knows the methods of marketing that will maximize the exposure of your property. More exposure to ready, willing, and able buyers will increase the possible sale price of your home.


Enhance your home's appeal. We all know the importance of first impressions. Renovations for resale don't have to be expensive or extensive to offer you a good rate of return. Ask your agent for tips on what will increase the value of your home before you attempt costly renovations that may actually hinder the selling process.

Initial activity will not result in any interests. Most viewing activities of your home will occur within the first two weeks of it being on the market. An overpriced home will force interested buyers to look elsewhere, or wait for the price to drop. By the time you reduce your asking price, the buyers may have already purchased a properly priced home.

The right buyer overlooks your home. A buyer interested in a lower price range will not get an opportunity to view it, and the buyer that can afford homes at your list price will remember seeing a better home for the same price.

Your home stays on the market for a long time. A home that stays on the market for an extensive period of time will naturally have buyers and neighbours assume that there is something wrong with your home.

Selling at below market value. You may have to drop the price at below market value to stimulate any interest again.
